Subject: non registration of flat purchased in co-op.HS in Mumbai.

Description: Sir,
I have purchased a flat in housing society after payment of full consideration to the owner.The sale deed was signed and stamped , notarised, but not registered.He has also given me a irrevocable GPA in my name which was also Notarised ,but not registered. I am in possession of the flat from the date of the deed,ie,w.e.f July 1990 onwards till date and charges of Housing Society also are being paid by me till date.Electric connection also is in my name. When approached for Registration
, Iwas told that onesided registration has been stopped,as my seller expired in few years back. Please advice for corrction of title. As i am the GPA holder, can I make a gift deed\sale deed in my wife's name and register the same, after paying appropiate stamp duty.? Kindly advise.
